About Us: A History
From its start as a former apple orchard/ swampland to the 11 building, 550,000+ square foot complex it is today, Alpha Park has grown from humble beginnings to become the Premier Office/Industrial Development in Northeast Ohio. In the mid 1960’s, independent engineer and developer Fred W. Klotzman had become successful in the construction business, and decided he would speculatively build for his own portfolio in Highland Heights, Ohio. He purchased a few acres adjacent to the I-271 exit at Wilson Mills, and began construction of the initial 50,000 sq. ft. building in 1967. Prior to construction being completed on what is now known as Alpha Park West, the building was over 150% leased, and construction began immediately on the 2nd phase of the project.
In 1970, the 1st phase of Alpha Park was completed, adding nearly 145,000 sq. ft. to the park. With a first of its kind design, the buildings surrounded a central truck courtyard with nicely landscaped office frontage around the perimeter of the buildings. Built using masonry and steel construction with a 4 ply self healing roof, the durability of the buildings ensures our tenants can conduct business uninterrupted.
The 2nd phase of Alpha Park was completed in 1975, with phase 3 following 2 years later. Adding over 280,000 sq. ft. to the park, these 2 phases were built with pre-cast concrete spans, red brick, and white split-face, making for a timeless design that still looks good today. In 1980 phase 4, the 2 story office building and centerpiece of Alpha Park was completed. Fondly referred to as “Building A”, it has been home to multiple Fortune 500 companies over the last 40 years. Featuring ground level entrance for accessibility to both floors, highly efficient building systems that exceed many LEED standards, and frontage directly on Alpha Drive, Building A is a unique property in Highland Heights. It offers the quality of Class A office at far more reasonable prices.
